Over this past year, we had to do some significant electrical system repairs at the Genesee Road entrance. Over half of the lights at the brick structures were not working. We worked with a local area contractor and got the necessary repairs done and LED lighting upgrades at a good price. The upgrades have already provided a noticeable reduction on our energy bill. Later in the summer, we found the lights at the Belsay Road entrance were not turning off during the daytime, and we had to have the photo sensors for that lighting system repaired. The flags were worn and had to be replaced, and portions of the entrance structures required painting and some wood panels needed replacement.
What’s coming up?
- Our water irrigation systems at both entrances require repairs this year. Some damaged sprinkler heads need to be replaced, and we have some broken and leaking lines that need repairs.
- In the spring, we will continue working hard to bring improved, vibrant landscapes to our entrances and add seasonal perennial colors for spring, summer, and fall. This will take a few people with a green thumb. If you would like to help us do that, please reach out. Our contact information will be on the back side of this letter.
- Monthly bills to pay. We need to pay Consumers Energy to keep the lights at each entrance on and we pay municipal water bills to keep the landscaping looking great. The cost of all this falls directly on us, the residents. The City, Township, and County do not and will not cover these expenses.
- Both entrances have shingled roofs and they will require replacement in the future. The board has been saving a portion of the annual dues over the past few years so when the roofs need to be replaced we can do it without any increases in cost to members. This will only work if we can keep our membership levels up. We need more residents to join us and help keep our neighborhood looking great.
