What We Do

The Kings Point Neighborhood Association. Who are we and what do we do? HOAs are often viewed in a very negative way and people see them as neighborhood police who tell you where you can or can’t store your trash cans or how short you must keep your grass cut. That is not us and not something we will do. In fact, under our by-laws, we can’t.  Kings Pointe was built by a prominent Grand Blanc builder named Eldon L Auker. At the time he built this subdivision, it was one of the premier subdivisions in Grand Blanc. His plans included entrances that would catch your eye and set Kings Pointe apart from others. He built the large brick structures we have at our entrances and islands in the cull-de-sacks that he kept beautifully maintained and always looking sharp. In 2006, the Auker Corporation sent out a letter to the residents saying that it would no longer be paying for the upkeep or maintaining the landscaping of the entrances and handing it over to the residents. It was then that residents got together and formed an official organization to maintain the structures, landscaping, lighting and other things associated with that.

When this group was set up, the homeowners got together and did it right. They formed a legitimate organization and created by-laws that clearly outlined what authority the group had and, exactly what the organization could control, or equally as important, what they could not. They then had the association incorporated so the intent remained within the control of the members and the rules could not be changed without the agreement of a membership majority. The organization can’t control your personal property or mandate what type of mailbox you chose to use or control where you put a shed on your property. We are not the neighborhood police and have zero authority over things like that. We rely solely on the city and township code enforcement departments, and they can only enforce concerns that are a violation of their respective ordinances. We, as an HOA, don’t have any code enforcement authority of our own.

Well then, what do we do? We do a lot more than plant flowers, cut the grass and plan a garage sale, although that is a part of it. We probably do a lot more than you realize.  We pay a monthly Consumers Energy bill that keeps the entrance lights on as well as a water bill that keeps the flowers alive and grass green and even insurance on the structures. Three times now vehicles have left the roadway and crashed into the brick entrance structures causing damage that required insurance claims to be filed. We work hard to communicate with the City and Township when roads need repair. We’ll report potholes so they get filled or to get a clogged or damaged storm drain repaired, so when it rains our streets don’t flood.  Caring for and maintaining the brick structures at each entrance and being a voice for our neighborhood residents when these types of things need to be brought up so they don’t get ignored or overlooked. We do this for all our residents and neighbors. We have your back.

Lastly, we strive to maintain a sense of community in this subdivision. It seems, in this day and age, people tend to communicate less. We want to do our best to keep this a desirable place to be and live. We want to keep it neighborly and a subdivision where all feel welcomed and each homeowner represented.
